Home EV Charger Installation in Spain: Villa Owner's Guide

If you own a villa in Murcia or on the Costa Blanca and you drive (or are about to buy) an electric car, this is for you. A home charger is the easiest and usually the cheapest way to charge. But if you are not familiar with how things work in Spain, a few questions come up fast: what does my supply allow, what paperwork is involved, and who is responsible if something goes wrong? Here are the answers, in plain English.

1.Why a dedicated charger beats a normal socket

You can plug an EV into a standard household socket, but it is slow and not designed to run at high load for hours. A proper home charger (a wallbox) has its own circuit, dedicated protections and talks to the car to charge it safely. A fixed installation of this kind should be done by a licensed installer, and it is not a do-it-yourself job: it involves your electrical panel and a high-power circuit that works for many hours.

2.Single-phase or three-phase: your existing supply decides

This is the first thing any installer will ask.

Single-phase supplyThree-phase supply
Typical home charging powerUp to about 7.4 kWUp to 11 kW (or more, depending on the installation)
Where you usually find itStandard villas and homesLarger villas, with pool, heat pump or high demand
Who it suitsMost drivers who charge overnightFaster charging or two cars

Bigger is not always better. If the car sits on charge for eight or ten hours overnight, 7.4 kW is plenty for most drivers. Paying for more power than you will use makes little sense.

3.Contracted power and load balancing

Many holiday homes have a modest contracted power. If you plug in a 7.4 kW charger while the air conditioning, oven and pool pump are running, the main switch may trip. You have two options: increase your contracted power (which raises your fixed monthly cost) or add load balancing.

Load balancing is a meter that monitors the whole house and automatically reduces the charger’s output when the house needs the power, then raises it again when it doesn’t. You avoid trips, you may not need to raise your contracted power, and the charger adapts to how you actually live.

Many suppliers also offer a cheaper night-time period, so ask yours what suits you best.

4.Solar panels and your EV: charging with the sun

If you already have solar panels, or are considering them, many chargers can be set to use your surplus production. Depending on your consumption and when you use the car, you can cover a meaningful share of your charging with your own energy. With a battery, part of the day’s production can be stored for overnight charging. For a real example of how we approach a villa upgrade, read our case study on adding a battery in Pinar de Campoverde, or see our solar panel installers in Pinar de Campoverde.

5.Paperwork: what your installer handles

For many owners, especially non-residents, this is the biggest worry. In a detached house the charger is normally fed by a dedicated circuit with its own protections. When the job is finished, the licensed installer issues the electrical installation certificate and takes care of the documentation that applies to your case. You do not have to deal with it yourself. If you cannot be here, we can coordinate access and keep you updated by WhatsApp.

If your installation is old, the panel may need to be reviewed or updated first. That is also the best moment to leave it prepared for solar panels and a battery. See our electrical certificates page.

6.Grants and tax relief: what to verify

EV incentives change often, so check the current position before deciding:

  • Income tax (IRPF) deduction for a home charging point. Under Royal Decree-Law 7/2026, validated by Congress on 26 March 2026, there is a 15% deduction for installing a charging system in a property you own, valid for 2026. Some sources mention a maximum base of €4,000 (up to €600 of deduction). Conditions apply: the installation must be completed and paid for in 2026, payment cannot be in cash, and the property cannot be used for business activity. This is an IRPF measure, so if you are a non-resident taxpayer, ask your tax adviser whether it applies to you. See the Spanish Tax Agency.
  • Direct grants (the MOVES type) depend on an open call, and conditions or funds can change. Always check the current call with the official body.

This information may change and every case is different: please confirm with official sources or your adviser.

7.Frequently asked questions

7.1.Can I install a charger on a single-phase supply?

Yes. Most home chargers work well on single-phase. What changes is the maximum charging power, which is usually enough for overnight charging.

7.2.How long does it take to charge at home?

It depends on the car’s battery and the charger’s power. A 7.4 kW charger over an eight to ten hour night gives most drivers more than enough range for daily use.

7.3.Do I need to increase my contracted power?

Not always. With load balancing the charger adapts to the house’s consumption. We check this during the visit.

7.4.Can I charge from my solar panels?

Yes, many chargers can prioritise solar surplus. Results depend on your consumption, when you charge and whether you have a battery.

7.5.I am not a resident. Is that a problem?

Not for the installation itself. We handle the technical side and the paperwork that falls to the installer.

7.6.Do I get a certificate?

Yes. A licensed installer issues the electrical installation certificate when the work is finished.

7.7.How much does it cost?

It depends on the distance to the panel, whether the installation needs adapting and the equipment chosen. That is why we do a no-obligation visit before talking numbers.
